Terms of Service

FlatSite is software that lets campground and RV park owners (“you”, the “park”) publish a booking page, manage sites and reservations, send emails to guests and, optionally, take payments through their own Stripe account.

The contract for each stay is between the park and its guest. FlatSite is not a party to it, is not a travel agent and does not own, manage or inspect any park.

• You must be at least 18 and able to enter into a contract, and you must give us accurate information.
• You're responsible for everything that happens in your account. Keep your password and email secure — we send a sign-in code to your email every time you log in.
• You may use FlatSite only for a park you own or are authorized to manage.

• New accounts get a 14-day free trial with full access and no card required.
• After the trial, FlatSite costs a flat monthly fee based on the number of sites (currently $49/month for up to 30 sites and $99/month for up to 100 sites), plus any applicable taxes.
• Subscriptions are billed monthly in advance through Stripe and renew automatically until you cancel.
• You can cancel anytime from Billing. Your access continues until the end of the period you've paid for. We don't give refunds for partial months unless the law requires it.
• If a payment fails or your trial ends without a plan, your dashboard and booking page are paused until you subscribe. Your data is kept.
• We may change prices with at least 30 days' notice by email. The new price applies from your next billing period after the notice.

FlatSite does not charge a fee per reservation — not to you and not to your guests. If you connect a Stripe account, guest payments go directly to that account under Stripe's own terms (the Stripe Connected Account Agreement). You are the merchant for those payments and you are responsible for refunds, chargebacks, disputes and card processing fees charged by Stripe.

• Your prices, taxes, fees, rules, cancellation policy and everything you publish must be accurate and legal. You are responsible for collecting and paying any lodging, sales or occupancy taxes.
• You must honor the reservations made through your booking page and deal directly with your guests.
• You're responsible for having your guests' permission to contact them and for how you use their information outside FlatSite.
• Photos and content you upload must be yours or used with permission.

You agree not to:

• use FlatSite for anything illegal, fraudulent or misleading;
• send spam or use guest emails for purposes unrelated to their stay without their consent;
• try to break, overload, reverse engineer or get unauthorized access to FlatSite or other accounts;
• resell or copy FlatSite without our written permission.

We may suspend accounts that break these rules or put other users or guests at risk.

You own the information you put into FlatSite, including your guests' reservation details. We process it only to provide the service, as described in our Privacy Policy. You can export or delete it by contacting us. After you close your account we delete your data within 90 days, except what we must keep by law (for example, billing records).

We work hard to keep FlatSite running and your data safe, with backups, but we can't promise the service will be uninterrupted or error-free. We may improve, change or remove features over time and will tell you in advance about changes that materially reduce what you pay for.

FlatSite is provided “as is”. To the extent the law allows, we disclaim all implied warranties, and FlatSite will not be liable for indirect or consequential damages, lost profits or lost bookings. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits liability that cannot be limited by law.

You can stop using FlatSite and cancel at any time. We may end or suspend your account if you seriously or repeatedly break these terms, with notice where reasonable.

We may update these terms. If a change is important, we'll email you at least 30 days before it applies. If you keep using FlatSite after that, you accept the new terms.

These terms are governed by the laws of the place where the operator of FlatSite is established, without regard to conflict-of-law rules. Questions? reply to any email you've received from us.
